Why North Phoenix Is Growing So Fast: TSMC, Halo Vista & What’s Coming Next

If it feels like something new is under construction every time you drive through North Phoenix, you’re not imagining it.

The area around Norterra, 85085 and the TSMC semiconductor campus is in the middle of a major transformation. New jobs are creating demand for housing, restaurants, shopping, roads and services—and we’re starting to see what that growth looks like in real time. 

I’ve lived and worked in North Phoenix for years, and the amount of development happening along this corridor right now is unlike anything we’ve seen here before.

TSMC is helping drive a new North Phoenix growth corridor

Taiwan Semiconductor Manufacturing Company, better known as TSMC, is building out its semiconductor manufacturing campus in North Phoenix.

The effects go well beyond the TSMC property itself. The company continues to hire for positions at its Phoenix facilities, and a larger semiconductor ecosystem is developing around the campus.

That means more people working in this part of the Valley—and those workers need places to live, eat, shop and spend their time.

For nearby communities, including Norterra, 85085, 85086, Tramonto, Sonoran Foothills and Anthem, this is one reason there is so much attention focused on North Phoenix right now.

Halo Vista is beginning to take shape

One of the biggest projects to watch is Halo Vista, the massive master-planned development surrounding the TSMC area.

Construction officially began in March 2026. Plans call for approximately 2,300 acres of industrial, office, retail, hospitality and residential development immediately adjacent to the TSMC campus.

The developers describe Halo Vista as a “city within a city,” and that gives you an idea of the scale we're talking about.

Among the projects on its development timeline are Costco, a Marriott hotel, roadway improvements and additional industrial development.

For those of us who remember when much of this area was open desert, it is a pretty remarkable change.

Growth is happening around Norterra and 85085 too

TSMC and Halo Vista are the headline projects, but they’re only part of what North Phoenix residents are seeing.

Around Norterra and the 85085 ZIP code, new restaurants and businesses continue to open, housing continues to expand, and road construction has become a familiar sight.

One of the most interesting additions is Fire ’N’ Ice Sports Arena at 2727 W. Bronco Butte Trail in 85085.

The 250,000-square-foot complex is scheduled to open in September 2026 with two ice rinks, five multi-sport courts, a 2,500-seat arena, fitness facilities, dining and other amenities.

That’s a good example of why I think the North Phoenix story is bigger than simply “more houses are being built.”

We’re also getting more places to go and more things to do close to home.

What does all of this mean for North Phoenix real estate?

This is the part I pay especially close attention to as both a North Phoenix resident and Realtor.

Growth can affect where buyers want to live, what amenities they value, commute patterns, housing demand and how different North Phoenix communities compare with one another.

That does not mean every new project automatically increases every home's value. Real estate is much more specific than that. Neighborhood, condition, lot, floor plan, competition and the overall housing market still matter.

But when I'm helping someone buy or sell a home here, understanding what is being built, and what is planned, is part of understanding the market.

It’s one reason I keep such a close eye on development throughout Norterra, 85085, 85086 and the broader North Phoenix area.

North Phoenix is still changing

And we’re nowhere near the end of the story.

Between TSMC, Halo Vista, new housing, road projects, restaurants, retail and new amenities such as Fire ’N’ Ice, this part of Phoenix will continue to look very different over the next several years.
