Do You Need a Realtor When Buying a New Build in North Phoenix?
Buying a new construction home in North Phoenix? Call your Realtor before your first model-home visit, and plan for an independent inspection before closing.
At a recent preclosing walkthrough with my client, a licensed inspector found missing insulation, loose roof tiles and an A/C that wasn’t working properly—in a brand-new home.
It’s a good reminder that buying new construction involves more than choosing a floor plan and waiting for your keys. An experienced agent helps you ask the right questions and navigate each stage with as few surprises as possible.
Why your first model-home visit matters
You can buy directly from a builder without your own agent. But if you want an agent involved, talk with them before visiting a sales office or touring model homes.
Some builders require your agent to accompany you and register you on your first visit to qualify for builder-paid compensation. Requirements vary by builder and community.
Calling me beforehand gives us time to check those requirements and plan your visit. And signing you in is just the beginning of how I help.
How I help buyers with new construction in North Phoenix
A beautiful model home can make it easy to focus on finishes. I help buyers think through the details that will matter after move-in, too.
That includes:
-
Comparing floor plans, lot locations and home orientation.
-
Understanding which features are included and which cost extra.
-
Asking questions about incentives, financing requirements and the total price.
-
Staying in touch about construction progress and closing timelines.
-
Planning inspections and following up on items that need attention.
I live and work in North Phoenix and closely follow growth and new communities in the area. We’ll talk about both the home and its surroundings so you can make an informed decision.

Does a brand-new home need an inspection?
I recommend an independent inspection, even when everything is new. Arizona’s Buyer Advisory also emphasizes the importance of professional property inspections.
At my client’s recent walkthrough, the licensed inspector identified areas with missing insulation, loose roof tiles and an A/C that wasn’t working properly. Those findings gave us specific items to bring to the builder’s attention before closing.
The inspector evaluates the home’s condition. My role is to help my client understand the next steps, communicate with the builder and follow up on outstanding items.
What to address before closing
Finding an issue is one step. Understanding how it will be addressed is another.
Before closing, I help buyers ask clear questions:
-
What repairs are planned?
-
When will they be completed?
-
How will we confirm the work is done?
-
What items are still outstanding?
Inspection access and repair procedures depend on the builder and purchase agreement, so we discuss those details early.
Our role goes well beyond signing you in. As experienced agents, we know what to look for and what to guide you through at each stage, helping you buy your new home with as few surprises as possible.
