If you’re new to North Phoenix, one of the first things to know is that Norterra isn’t just one neighborhood. It’s a larger area made up of communities that each offer something a little different—from established neighborhoods with resort-style amenities to newer homes, mountain views and easy access to shopping, dining and trails.

We live here, work here and pay close attention to what’s changing. After helping more than 300 North Phoenix and Norterra families with their moves—including selling more than 230 homes in Fireside at Norterra—we know the differences that don’t always show up in an online home search.

North Phoenix and Norterra combine newer and established neighborhoods with mountain views, desert recreation and convenient shopping and dining. One feature that makes the area especially appealing—particularly to buyers relocating from other parts of the country—is the number of master-planned communities. Depending on the neighborhood, residents may have access to community pools, recreation centers, parks, playgrounds, pickleball courts, golf courses and organized community activities. The area also offers convenient access to the Sonoran Preserve, The Shops at Norterra and major routes including I-17, Loop 101 and Loop 303. It is an easy starting point for trips to Downtown Phoenix, Scottsdale, Glendale’s sports and entertainment venues, and Northern Arizona.

The best neighborhood depends on the type of home and lifestyle you want. Fireside at Norterra is known for its extensive community amenities and access to the Sonoran Preserve. Union Park offers newer homes, a community school and a more walkable neighborhood design. Sonoran Foothills includes several price ranges and its own K–8 school, while Dynamite Mountain Ranch and Valley Vista offer more established surroundings. Tramonto provides convenient access to Carefree Highway, and Anthem offers golf, parks and extensive community amenities.

Many of the most popular dining choices around 85085 are concentrated at The Shops at Norterra, Union Street at Norterra and Pointe 17. The Shops at Norterra has the area’s most established collection of restaurants, while Union Street is bringing additional dining options (Shake Shack, CAVA, and Firebirds) to the Happy Valley Road corridor. Pointe 17 at Dove Valley Road and 29th Avenue has also added several newer restaurants, including Pepper Lunch, The Bar and Over Easy, with more concepts continuing to arrive. And if you love a country music scene, you'll want to check out The Stillery on Happy Valley Road. 

The Sonoran Preserve is one of North Phoenix’s biggest lifestyle advantages, offering more than 9,600 acres and approximately 36 miles of trails. The Desert Vista Trailhead provides access to routes for hiking, trail running, mountain biking and horseback riding, including the Dixie Mountain Loop and Desert Tortoise Trail. Trail difficulty and desert conditions vary, so visitors should choose routes appropriate for their experience and the weather.

Much of Norterra and the 85085 area is served by the Deer Valley Unified School District. Community schools include Norterra Canyon School, Sonoran Foothills School and Union Park School.

Families can also explore nearby school-choice options, including Ridgeline Academy, a K–12 public charter school; Adams Traditional Academy and Stepping Stones Academy, both K–8 public charter schools; and North Valley Christian Academy, a private Christian school serving preschool through 12th grade.

School boundaries, grade levels, enrollment availability and transportation options can change, so buyers should verify the assigned public schools and individual admission requirements for a specific address directly with each school or district.

North Phoenix provides access to I-17, Loop 101, Loop 303 and Carefree Highway. These routes connect the area to Downtown Phoenix, Scottsdale, Glendale, the TSMC employment corridor and other parts of the Valley. I-17 also provides a direct route toward destinations such as Prescott, Sedona and Flagstaff. Actual commute times vary significantly by location, time of day and ongoing construction.

Fire ’N’ Ice Sports Arena is a large sports and entertainment development near I-17 and Sonoran Desert Drive. Plans include NHL-size ice rinks, indoor courts, training programs, dining, wellness amenities and an adjacent hotel. The facility is currently scheduled to open in late summer or early fall 2026,.

TSMC has become a major catalyst for employment, infrastructure and commercial development in the North Valley. Projects such as Halo Vista, Union Street at Norterra and Pointe 17 are expected to bring additional employment, housing, restaurants, retail and services to the surrounding area. These changes may influence traffic, amenities and housing demand, but buyers and homeowners should distinguish confirmed construction from proposed plans and projections.
