North Phoenix Is Getting Major Retail & Hospitality Boost Near TSMC 

 

If you live in North Phoenix, or you’ve been watching the growth around the TSMC chip plant, you’ve probably heard the rumors about Costco, hotels, and more coming to the area. Now it’s no longer rumor. Plans are officially in motion for a new Costco warehouse store, two Marriott hotels, and a future auto mall just west of I-17 near Carefree Highway.

This is all part of a massive mixed-use project called Halo Vista, and it’s poised to bring even more convenience, jobs, and lifestyle perks to our corner of the Valley.

Costco Finds Its North Phoenix Home

For years, neighbors have swapped posts and guesses about where a North Phoenix Costco might land...first at one corner, then another. The waiting game is finally over.

The new Costco is planned on the west side of I-17 near Carefree Highway, within the Halo Vista master-planned community. For local residents, that means:

  • A full-service warehouse club much closer to home

  • Another strong national brand betting on the long-term growth of North Phoenix

Costco will sit within a larger retail and commercial village, so it’s not just a standalone store—it’s part of a bigger vision for a vibrant, highly serviced area anchored by the nearby TSMC plant.

Two New Marriott Hotels on the Way

Along with Costco, plans also include two Marriott-branded hotels:

  • A Courtyard by Marriott

  • A Residence Inn by Marriott

These will be developed by Phoenix’s Common Bond Development Group. The hotels are designed to support:

  • TSMC employees and visiting teams

  • Business travelers tied to the growing tech and manufacturing ecosystem

  • Friends and family visiting nearby residents and future Halo Vista homeowners

For locals, this means more options for out-of-town guests to stay close by... and more demand for nearby dining, services, and entertainment.

Halo Vista: A “City Within a City”

All of this sits inside Halo Vista, a huge mixed-use vision that wraps around the TSMC chip plant. When fully built out, the plan calls for:

  • More than 28 million square feet of industrial, retail, and office space

  • Approximately 8,960 housing units

  • A Towne Center with shopping, services, and community spaces

The developer describes Halo Vista as a “city within a city” - a place that blends jobs, homes, hotels, retail, and innovation in one highly connected area. It’s designed to serve the fast-growing TSMC ecosystem and the surrounding North Phoenix neighborhoods.

Auto Mall Planned at Carefree Highway & I-17

Another big piece of the puzzle: a future auto mall planned on roughly 100 acres at the southwest corner of Carefree Highway and I-17.

While the brands and timeline will evolve over time, an auto mall typically brings:

  • Multiple dealerships in one place

  • Service centers and related auto businesses

  • More regional traffic and recognition for the area

It’s one more signal that major players see this corridor as a long-term hub for commerce and growth.

The Scale of Investment Around TSMC

An affiliate of Mack Real Estate Group has acquired roughly 2,300 acres of state land here, with responsibility for building out the backbone infrastructure—roads, water and sewer, dry utilities, and drainage—to support everything planned for Halo Vista.

In other words, this isn’t a small, isolated project. It’s a large-scale, thoughtfully planned community designed to support:

  • High-tech jobs

  • Long-term population growth

  • New services and amenities for existing residents

What This Means for North Phoenix Residents & Homeowners

For people already living in North Phoenix—or thinking about moving here—this wave of development means:

  • More convenience: Costco, hotels, and future retail all closer to home

  • More local jobs: From construction to hospitality, retail, and professional roles tied to TSMC and its partners

Yes, growth brings change—but in this case, it’s bringing a lot of things residents have been asking for: quality retail, hospitality, and infrastructure to match the economic momentum already underway.

Keeping an Eye on What’s Next

Halo Vista, TSMC, and the projects surrounding them will roll out in phases over several years. But the confirmation of Costco, two Marriott hotels, and an auto mall is a big, tangible step forward.
