TSMC North Phoenix Growth: Housing, Businesses & What’s Next

by Shelley Sakala

Inside the North Phoenix Boom: What’s Really Driving Growth Around TSMC

If you’ve driven through North Phoenix lately, you’ve probably noticed it — construction everywhere, new businesses opening, and neighborhoods expanding faster than ever. The area surrounding TSMC (Taiwan Semiconductor Manufacturing Company) has become one of the most talked-about growth corridors in Arizona, and for good reason.

Recently, I met with with Scott McGill of MCG Commercial for a full interview to unpack what’s really happening behind the scenes — from housing trends and upcoming retail to infrastructure plans that will shape life in North Phoenix for years to come.

Housing Growth Around TSMC

With TSMC’s massive semiconductor plant bringing thousands of jobs to the area, the demand for housing has skyrocketed. Builders have been quick to respond, developing new communities across 85085, 85086, and the surrounding neighborhoods.

But what does that mean for home values? As Scott explains in our conversation, the surge in demand has brought the need for more housing and shopping/dining options.

If you’re already a homeowner in North Phoenix, or thinking about making the move, now’s the time to watch how this rapid growth is reshaping the local market.

New Businesses and Amenities Coming Soon

It’s not just homes and apartments popping up, the commercial side of North Phoenix is booming too.
From Costco and Trader Joe’s to restaurants, retail centers, and other community staples, the convenience factor is about to level up in a big way.

Scott and I discussed how these additions are strategically planned to support the growing population around the TSMC corridor. Each new development is designed to create a self-sustaining community where residents can live, work, and shop — all without long commutes down the I-17.

Traffic, Roads & Infrastructure

With growth comes new challenges... and traffic patterns is one of the big ones. The city and state are actively investing in infrastructure improvements to help ease congestion and prepare for the area’s future needs.

During our chat, Scott highlighted upcoming projects designed to improve traffic flow and accessibility throughout the corridor — critical for keeping North Phoenix connected as businesses and neighborhoods continue to expand.

Looking Ahead: Halo Vista and the Future of the Corridor

One of the most exciting developments on the horizon is Halo Vista — a major planned project that will play a central role in the long-term vision for this corridor.

Halo Vista is expected to bring new commercial space, community amenities, and modern mixed-use opportunities — the kind of development that will anchor this part of North Phoenix for decades to come.

Final Thoughts

It’s clear that the North Phoenix transformation is more than just a moment — it’s a movement. With TSMC’s continued investment, new housing options, major retailers, and expanded infrastructure, this area is fast becoming one of the most dynamic regions in the Valley.
