🏡 What This Means for 85085 Sellers

The Market Action Index (MAI), which measures the balance between supply and demand, has dipped slightly to 34 from 36 last month. That keeps us in seller’s market territory—but just barely. Inventory is climbing, and with 125 homes currently for sale, buyers now have a little more breathing room than they did earlier this fall.

Prices have plateaued, and while we’re still in the seller’s zone, it’s important to price strategically. Homes that show well and are priced competitively are still moving quickly, while those that overshoot the market are sitting longer and seeing price reductions.

If the MAI trends upward again, we could see prices follow suit. But if it dips closer to the “buyer’s zone,” expect some downward pressure on pricing heading into the winter season.
